One of our recent projects, located in Southern California, “Petra” sits with a 280 degree view.
This project started as just land when Compass Design Build first stepped onto the property. In taking time to explore the land and learn about the hyper-local history and geological properties of the area, Compass identified the naturally best views and was able to begin the design phase of the project.
After securing proper loans to continue into the build phase, Compass got to work, hiring their vetted local crews in the Southern California area. Since 2021, when this home project had been finished, the family has hosted parties, holidays, receptions and more… all with a “wow, this is gorgeous!” from every guest.
With each project, Compass uses their 32+ year background in custom homes and construction (from multi-million dollar home projects in Beverly Hills, CA to small “forever” homes in Seattle, WA) to build one-of-a-kind designs.
We couldn’t use a slab foundation on this one, so we went with the natural terrain.
Using the rock and available topography, we were able to gain geothermal cooling using the Venturi Effect. The rock that is 99% buried under the surface of the earth stays a constant 60 degrees. By incorporating it into the house (and it doesn’t count towards square footage), we minimized the cooling bills.
Every room with a view.
All rooms in this innovative floor plan have a minimum of 2 views. The open floor plan allows the living room, the dining room, the kitchen, and the master bedroom to all have the same uninterrupted views of the valley with ocean beyond, as well as city and town lights in the other direction.
A massive deck keeps the lower 2 bedrooms cool, as well as the rock that provides the geothermal cooling.
This lot was chosen for the views. To maximize all views, we went with floor to ceiling windows and doors. People have commented that there aren’t a lot of walls to hang art in the living, dining, entry, etc. But our feel is that if you bought the lot for the view, let the view be the art. And it’s always changing. Sunsets every night.
Indoor Outdoor living
The cooktop is in front of a sliding pocket door. When indoor, you can cook with the sunset view. When outdoor at the grill, the entire wall slides back so you still have use of the cooktop and countertops, as well as the second sink.
With over 2,500 square feet of deck, you’ll have no shortage of entertainment space.
Hillside Retreat: Built into the steep slopes to maximize the lot and the views. Not the easiest foundation we’ve ever done, but not the worst either.
